Sold the house
After an amazing turn of events, we sold the house. We have been considering this a good time for invesiting a larger house. The lenders allow you to leverage more if you live in the house. Intrest rates are the lowest they have been in this history of the country. Our county has been hit hard in the last 6 months with the layoff of all the Nasa engineers. This results in house prices 50 to 70% off. While we knew we would take a loss on our refinanced house, we wanted to purchase something which was at a much larger loss. The time was right. We listed the house on the 7th, wed. And put a offer on a house that Friday. We had showings the next day, 2 of them. It ramped to 4 a day, except weekend. People were driving by looking at the place. We got word that it was hard to find a house which was not already under contract. We moved most of our junk into a POD, that was a lot of work. We cleaned up the place, got the pool working well and spent a lot of time cleaning. I replacead all the faucets, and replaced the carpet outside. We got the drive way presssure washed. We got an extremly weak offer. I rejected it. They came back at full price but wanted a lot of other terms that were not faverable. I hit them hard. They went above our asking price and relaxed terms. On the fouth round, I was accepting the terms. today I signed their contract at 12:30. A showing was in progress. My realtor sent my counter offer back. The showing asked to make an offer and my realitory told them the house was about to go under contract and it was a race. They submitted a wonderful offer via email at 5:00Pm. I found it iat 6:00PM. I spend a tense 20min getting the printer to print out the heavy grapical scanned in contract. Then spent a grewlling 20min scanning it back in and sending it back. We got it in time to reject the orginal offer. Perhaps if I wated longer, I could have gotten a better deal but this was above my expectations when starting this. I am a very happy guy. There couldn't have been more excitment in trying to close the deal faster than the first. The drama and rush was extensive. Life has been exciting. It was a team effort including the kids who spent the day at the part while people were looking at the place. Now for closing and moving, oh my. Adam
